Rivers rose to record levels and basements flooded across Milwaukee and Waukesha counties. How do I know if a foundation crack is serious?
Thin vertical cracks are often from normal concrete shrinkage and may only need sealing. Horizontal cracks, stair-step cracks in block walls, cracks that keep getting wider, and any crack along a wall that's leaning or bowing inward are signs of structural pressure. Those should be inspected.
Why does my basement leak after heavy rain?
When the soil around your home fills with water, it pushes against your walls and floor. That water finds the weakest spots: cracks, the joint where the wall meets the floor, window wells, or a clogged or failed drain tile system. Poor grading and downspouts that empty next to the house make it worse.
What causes basement walls to bow inward?
Pressure from the soil outside. Wisconsin's heavy clay soil holds water and expands, and freeze-thaw cycles add more force every winter. Over time, that pressure pushes walls inward, especially concrete block walls. A long horizontal crack is often the first sign.
Can foundation problems be repaired without rebuilding?
In most cases, yes. Many bowing walls can be stabilized with steel wall braces, cracks can be repaired, and settling can be stopped with piers. Excavating and straightening or rebuilding a wall is usually reserved for walls that have moved too far. An inspection tells you which applies to your home.
Should I repair a foundation problem before selling my home?
A foundation problem will usually come up during the buyer's inspection, and Wisconsin sellers are required to disclose defects they know about. Having it inspected first lets you decide whether to repair it before listing or provide buyers with a professional assessment and estimate. Talk it over with your real estate agent.
How much does foundation repair cost in Wisconsin?
It depends on the cause of the problem, the type of wall, how far it has moved, and how much access the crew has. Sealing a single crack and excavating a wall are very different jobs. The best way to know is a free inspection. You'll get a written estimate for the repair your home actually needs.
